01 / Infrastructure-led regeneration
Turning a proposed station into a wider investment and regeneration opportunity
A live digital approach connected the infrastructure proposal with surrounding development potential, public value, investment requirements and delivery.

Early optioneering & business-case development
VA Reid role
Investment-led development advice, live digital optioneering and workshop facilitation
The challenge
More than a station.
The project risked being treated as a standalone transport intervention, despite its potential to unlock wider development and public value.
Multiple landowners, disconnected sites and separate evidence made it difficult to understand capacity, access, investment requirements and the route to delivery as one proposition. Significant value risked remaining uncaptured.
Our approach
Testing the proposition live.
VA Reid created an interactive 3D environment combining infrastructure, survey information, station configurations, land parcels, development typologies and access requirements.
Live optioneering workshops allowed stakeholders to test typologies, station access, capacity and land configurations together—seeing implications and dependencies as decisions were discussed.

The outcome
From an isolated infrastructure project to a coordinated investment and regeneration proposition.
01 — The shift in proposition
Before
Standalone station project
Infrastructure considered largely within its own boundary, with adjoining land and value treated separately.
After
Integrated regeneration proposition
Infrastructure, land, access, investment, public value and delivery brought into one coordinated opportunity.
02 — A different basis for decision-making
The station was assessed as an anchor for place, not an isolated project.
Adjoining sites became part of the investment and delivery conversation.
Access and development capacity were tested together.
Public and private interests could align around visible trade-offs.
03 — Evidence for the next decision

Digitally enabled decision-making
A shared environment for live optioneering.
The model made dependencies tangible. Teams could compare access, massing, use, capacity and land configurations in the room, replacing sequential discussion with a coordinated view of the opportunity.
Value created
Reframed a standalone infrastructure project as a place-based investment proposition
Created a shared evidence base across transport, land, development and public value
Identified hidden costs, constraints and delivery risks earlier
Established a stronger direction for station access and development integration
Demonstrated how adjoining land could support the wider business case
Accelerated alignment around the decisions that mattered
Provided a clearer basis for governance, funding and partner engagement
Created a digital foundation for future design, cost and investment modelling
04 — The client outcome
A clearer governance basis—and a foundation for coordinated regeneration.
The client gained a stronger basis for internal governance and engagement with public-sector partners, landowners, advisers and potential long-term funders. The proposed station became the anchor for a more investable and deliverable place-based proposition.
The client and location have been anonymised. Public-facing visuals and indicators are illustrative.
